New UCOP Office Building Update as of July 21, 1997

This is to provide you with an update on the new UCOP headquarters building in downtown Oakland. Information provided below updates that provided in the last bulletin, distributed on April 21, 1997.

OVERALL PROJECT PROGRESS AND SCHEDULE

The project is proceeding well. The structural steel is currently being erected. Steel has been erected at the garage levels of the building and the first two office levels. This portion of the project should be completed for the remaining six office floors in mid September. The exterior panels of the building will be installed between mid September and mid October, though continued welding and sealing of the exterior panels will continue through the beginning of the new calendar year.

The project is scheduled for completion on April 23, 1998. Assuming this schedule can be adherred to, our first move will be shortly thereafter. A detailed move schedule, including when individual departments will move, will be developed as we are closer to the building's completion date.


SELECTION OF WORKSTATION FURNITURE

As you are aware, during the last month mockups of the new workstation furniture have been available on the third floor. Departmental new building coordinators were asked to advise on the panel heights. Based on feedback they provided, a decision has been made to continue with high panels on all sides of the workstations, except in a few exceptional circumstances and for the panels which will be against the outside windows.


LOBBY MODEL

A model of the lobby was prepared to assist in the lobby design process. We will soon be displaying the model on each floor. It will remain on each floor for approximately a week. The model illustrates not only the lobby design in general but also the location of the security desk.


RETAIL LEASING

Arthur Goldman of Ritchie Commercial has been engaged to lease the retail space on the ground floor of the building. He is currently marketing the space. Our expectation is to lease at least part of the retail space to a suitable eating establishment.
