Construction Risks

The University has construction exposures relating to new construction, remodeling, refurbishing, seismic retrofitting, etc. Property under construction is not covered by the University's Property self-insurance and insurance programs. Office of the President, Risk Services, is responsible for procuring insurance specifically for these construction risks.

The University has a master Builders Risk insurance program designed to provide direct damage coverage for all University construction projects valued in excess of $200,000. Coverage is not only extended to The Regents, but also to the general contractor, sub-contractors, construction managers, and others. Coverage is requested individually for each construction project and can be requested by the Facilities, Design and Construction Project Manager.

The University has implemented Owner Controlled Insurance Programs (OCIP) at some locations. The OCIP provides General Liability, Excess Liability and Workers' Compensation insurance for a specific construction project. The traditional insurance has the general contractors and subcontractors purchasing their own insurances and passing the cost through to the University within the bid price which could include mark-up. The OCIP has the owner (the University) purchasing the insurance for all general contractors and subcontractors. OCIPs have the potential for substantial cost savings.
